NEW property portal! Meet the man shaking up buy-to-let property investments online.

Henri Sant-Cassia is an experienced real estate technology and marketing professional. He has launched a shake up Buy-to-Let property investment market portal called One and Only Pro. The site uses mathematical analysis, an easy to understand scoring system and a unique algorithm that shows the properties most likely to increase in value and accurate potential yields at the touch of a button.


“Most property investors buy based on a combination of experience, knowledge of the area and gut feeling” says Henri, “But we knew there was a way we could build an intelligent property portal specifically for property investors. The system accounts for both macro level events like rate rises and local intelligence like comparables to accurately predict which properties are most likely to rise in value”.

Here, Henri looks back at his journey and gives an insight into the runnings of his forward thinking property site.

We came up with the idea when… we realised how many people were guessing or relying on bad advice when it came to picking property investments. Instead of trusting sales hungry estate agents, hypnotist property “gurus” or dodgy back of an envelope calculations, we wanted a way to use maths, technology and facts to find the best investments. We started by using our system to help wealthy overseas buyers, and then as the proptech market began to take off, we decided to make it available to anyone via a low cost subscription.

The biggest challenge is… staying focused on one challenge. There are so many opportunities, so many people offering money or partnerships we have to put the blinkers on to prevent ourselves from trying to do too much.

The average day is spent… refining the user experience, checking our data and results are accurate, helping customers and spreading the word.

The team consists of... Imran and I, the two founders and directors, our two coders Akhtar and Mohammed, and our two data analysts Elaine and Katherine. We also outsource online marketing and public relations to the lovely Rachel and wonderful Vanessa. It’s a small team, very informal and very hard working, I much prefer this to a massive disparate group.

I am where I am today because of… the internet boom, which hit when I was just finishing my law degree. Instead of the staid, predictable legal world, I was seduced by technology.

I am who I am because of... my parents, who are still working hard long after retirement and would never think of taking a day off.

The best advice I've been given... ABC. Always Be Closing. It’s a satirical joke from David Mamet but it’s true. Whatever you’re doing you need to be closing – whether it’s a deal, a project or just some research you need to lock it down so you can move on and close the next thing.

The thing no one ever tells you about running your own business online... It’s the toughest job imaginable right up until the point you break even. Break even usually happens five minutes after you’re so stressed and overworked you’re in the process of throwing in the towel. The night is always darkest closest to the dawn…

The websites I most frequently use are... Gust and F6S for funding, Google news with alerts for checking the latest developments in the market, and YouTube for a soothing soundtrack while I burn the midnight oil.

Our biggest mistake and what it taught us… We thought word of mouth would drive uptake of our system, but we hadn’t realised that smart investors keep their methods secret. It taught us that marketing and publicity is as tough as development, usually costs much more, and needs to be factored into every decision a startup makes. Ideas are worthless, products and services are a liability, it’s only when you figure out how to get paying customers that you’ve created any value.

What apps do you use to be more productive... as few as possible. Apps, phones and gadgets are a black hole sucking in time. I keep the apps I use to a bare minimum and spend time working rather than on productivity apps. The only app I do use is for sleep tracking to make sure I don’t burn the candle at both ends.

In five years I’d like to be… helping 10,000 investors find, fund, convey, insure, manage and profit from their growing portfolios through the UK’s first property trading platform. I'd like to be five years younger, five times richer and ten times more wise. It’s hard to predict my personal future but I’d like to be working a little less and enjoying my time a little more.
